The Dallas Housing Stock Reality: Thousands of Homes Without Ducts
Dallas has one of the largest stocks of pre-ductwork housing in the United States. Thousands of homes built between 1920 and 1960 in Oak Cliff, Lakewood, the M Streets, Casa View, Cockrell Hill, and East Dallas were constructed before central ductwork became standard. Many of these homes still run on window units, through-wall units, or nothing at all.
If you own one of these homes, you know the reality:
- Window AC units block natural light, create security gaps, and are loud
- Wall units are temporary fixes for individual rooms
- Central air requires demolition of walls, ceilings, and attics to install ductwork
- That demolition costs $8,000–$15,000 and disrupts the home's original structure
A Mitsubishi ductless mini-split changes the equation completely. One exterior wall hole. One day to install. Full-home comfort without touching your walls.
How a Mitsubishi Ductless System Installs
A Mitsubishi mini-split installation in a home without ductwork is fundamentally different from central AC. Here's what actually happens:
Outdoor Unit: The compressor and condenser sit on a ground pad or wall bracket outside your home. Typical footprint: 2–3 feet wide and 2 feet deep.
Refrigerant Line Set and Drain: A single 3-inch hole is drilled through an exterior wall. Through that hole runs two copper refrigerant lines, one condensate drain line, and communication wire. The hole is sealed with foam and trim ring.
Indoor Units: Wall-mounted units hang on an interior wall at roughly 6–8 feet high. A mounting bracket is secured to the wall studs, the unit clips on, and the line set connects.
Installation Time: One day per zone. A two-zone system typically takes one full day. Three zones: one full day plus a few hours of the next morning.
What This Installation Does NOT Require
No attic access. The system doesn't care about your attic. No wall demolition. Historic plaster walls, original wood siding, Craftsman details — none of it gets torn into. No duct fabrication or ceiling openings. No structural changes. No noise during installation.
This is why Mitsubishi mini-splits are the standard retrofit solution for pre-ductwork homes.
Multi-Zone Approach for Whole-Home Coverage
A single Mitsubishi MXZ outdoor unit can connect to 2–5 indoor units in different rooms, each with its own thermostat. Each zone has its own thermostat. You can set the master bedroom to 70°F for sleeping, the living room to 75°F for daytime, and turn off the guest room if you're not using it.
Ceiling Cassette Option: The MLZ for Original Ceilings
Wall-mounted units are the standard and most efficient option. But if you have original plaster crown molding, Mitsubishi's MLZ one-way ceiling cassette offers an alternative. The MLZ fits between standard 16-inch ceiling joists without requiring a dropped ceiling.
Preservation: Keeping Your Historic Home Intact
A Mitsubishi mini-split installation is non-destructive. One hole, no demolition, no permanent structural change. That preservation value matters for homeowners who've invested in restoring or maintaining a historic home.
Cost and What to Expect
Single-Zone: $3,500–$5,500. Two-Zone: $6,000–$8,500. Three-Zone: $8,000–$12,000.
12-Year Diamond Dealer Warranty
When Truficient installs and registers your Mitsubishi system, the parts warranty extends from the standard 5 years to 12 years.
