    The ADU HVAC Problem

    Accessory dwelling units (ADUs), mother-in-law suites, backyard casitas, and converted garage apartments have been growing rapidly in the Dallas market. Zoning changes in many Dallas-area municipalities have made ADU construction easier, and families building for multi-generational living, rental income, or guest accommodation are producing a steady flow of new ADU projects.

    Every one of these projects has an HVAC question: how do you condition the new space?

    The common options — and their problems:

    Extend the main house central system. Theoretically simple, practically difficult. The existing system was sized for the original home, not the additional square footage. Extending ductwork across a yard, through an attic, or around a garage is expensive and often performs poorly. The distance causes pressure loss and conditioning loss, and the main house thermostat can't respond to conditions in the ADU that's 30 feet away across a lawn.

    Install a second full central system in the ADU. Overkill for most ADUs. A 500 to 1,000 square foot ADU doesn't need a full central air handler, gas furnace, and condenser — the equipment cost and installation complexity don't match the space requirements.

    Window AC and electric resistance heat. The default fallback, but a bad one. Window units are noisy, inefficient, and limit window use. Electric resistance heat is expensive to operate.

    Ductless mini-split. The right answer for almost every Dallas ADU. Matched to the actual square footage, independent of the main house, quiet, efficient, and appropriate to the scale of the space.


    Why Mini-Splits Fit ADUs

    Sizing matches the space. Single-zone Mitsubishi mini-splits range from 6,000 BTU (suitable for a 300 sq ft studio ADU) to 24,000 BTU (suitable for a 1,000 sq ft ADU with multiple rooms). The equipment scales to the ADU rather than forcing the ADU to adapt to oversized central equipment.

    Fully independent control. The ADU has its own thermostat, its own compressor, its own operating schedule. When Grandma wants her apartment at 70°F at 5 AM, she sets her controller — not the main house's. When the guest suite is empty, it can run at setback while the main house continues normally.

    No ductwork through the yard. The outdoor condenser sits near the ADU on a small pad. The refrigerant line set and power cable run between the outdoor unit and one or more indoor units inside the ADU. No ducts, no trenching across the yard, no pressure losses.

    Quiet operation. Modern Mitsubishi wall-mounted indoor units run at 19 to 25 dB — quieter than a whispered conversation. Essential in small ADUs where equipment noise would otherwise be constant background.

    Fast installation. A single-zone ADU mini-split install typically takes one day. Two-zone installs (separate bedroom and living area zones) typically take 1.5 to 2 days.


    The Right Configuration for Different ADU Types

    Studio ADU (300 to 600 sq ft). Single-zone system, one wall-mounted or ceiling cassette indoor unit. Typical Mitsubishi: MSZ-FS 9,000 or 12,000 BTU. Outdoor unit: single-zone MUZ condenser. Installation cost typically $4,000 to $5,500.

    One-bedroom ADU (600 to 1,000 sq ft). Two-zone system — bedroom zone plus living area zone — or a single larger unit. Mitsubishi MXZ 2-zone with MSZ-FS 9K + 12K is common. Installation cost typically $7,000 to $10,000.

    Two-bedroom ADU (900 to 1,500 sq ft). Three-zone system — two bedrooms plus living area — or a properly sized single-zone with strategic indoor unit placement. Mitsubishi MXZ 3-zone is common. Installation cost typically $10,000 to $14,000.

    Backyard casita / pool house (200 to 500 sq ft). Single-zone, often with a slim ceiling cassette to preserve the architectural character of a detached structure. Installation cost typically $4,000 to $6,000.

    Detached garage conversion with ADU (400 to 1,200 sq ft). Depends on whether the garage space is one continuous room or partitioned. Single-zone for open plans; multi-zone for partitioned layouts.


    Cold-Weather Performance Matters for ADUs

    ADUs serving elderly family members, long-term tenants, or year-round guests need reliable heating as well as cooling. For Dallas's winter cold snaps, standard heat pumps without cold-climate rating can lose capacity below freezing, leaving the ADU cold during exactly the events when it most needs reliable heating.

    We install Mitsubishi Hyper-Heat (H2i) systems in ADUs where cold-weather reliability matters. Hyper-Heat maintains rated heating capacity to 5°F and operates continuously to -13°F — covering Dallas's worst cold snaps without auxiliary resistance heat. The cost premium over a standard heat pump is modest, and for an ADU serving a family member or long-term tenant, the reliability is worth it.


    Permits, Rebates, and the Install Process

    Permits. Dallas and most surrounding municipalities require permits for HVAC equipment installation, including ADU mini-splits. Truficient pulls the permit, schedules any required inspections, and handles inspection sign-offs.

    Electrical. Most mini-split outdoor units require a dedicated 240V circuit. Smaller single-zone units can sometimes run on 208V single-phase or 120V depending on capacity. The electrical scope is part of our install — we coordinate with a licensed electrical subcontractor when panel work or new circuits are required.

    Warranty registration. Truficient is a Mitsubishi Diamond Dealer. Every Mitsubishi install we do qualifies for the 12-year parts and compressor warranty, which we register on your behalf.

    Install timing. Most ADU installs are scheduled alongside the ADU's construction or final finish work, after framing and before drywall. For post-occupancy installs on existing ADUs, the work is scheduled around occupant use.
