    Why Home Additions Need Dedicated HVAC

    A typical Dallas home addition increases conditioned square footage by 300-800 square feet — but adds load that the original HVAC system was never sized for. The original 3-ton central AC was Manual J calculated for the original 2,000 square foot envelope. Adding a 500 square foot master suite increases the load by 4,000-6,000 BTU. The original 3-ton system runs longer cycles to handle the increased load and frequently can't reach setpoint on peak afternoons, particularly in the addition itself which sits at the end of the duct run.

    The standard contractor response — extending existing ductwork into the addition — almost always makes the problem worse, not better. The original duct system was sized for the original load; adding new branch lines reduces airflow at the existing registers without adding capacity at the new ones. The result is that the addition gets some conditioned air but never reaches setpoint, while existing rooms get less air than before.

    The right answer is a dedicated mini split system for the addition. The original central HVAC continues to handle the original envelope; the new mini split handles the addition independently. Each system is right-sized for its actual load. Neither system runs poorly.
