What the P-Series Is and Where It Fits
The Mitsubishi P-Series is the light-commercial bridge between Mitsubishi's residential and commercial product lines — single-zone and multi-zone inverter heat pump systems sized for small-commercial applications (1,500 to 10,000+ square feet). Capacity range and configuration flexibility cover most Dallas applications that don't require full CITY MULTI VRF infrastructure but exceed standard residential mini-split scope.
For Dallas commercial applications, P-Series is the right specification when:
- The space is small commercial — restaurant (2,000-6,000 sq ft), retail (1,500-5,000 sq ft), office (2,000-10,000 sq ft), boutique fitness, salon, daycare, medical
- The application needs higher capacity per zone than residential mini-split (24,000-60,000 BTU per indoor unit)

- Project budget supports premium light-commercial specification but doesn't require full VRF infrastructure

P-Series competes with Daikin VRV residential, LG commercial mini-split, Samsung commercial, and Bosch IDS Light in this segment. Mitsubishi's 12-year warranty positioning and broader installer network are the differentiators.
P-Series Configuration Options
Single-zone P-Series ducted. A P-Series outdoor unit serving a single ducted indoor unit handles applications like a single-tenant office, a restaurant kitchen, a retail showroom. Capacity 24,000-60,000 BTU. Single thermostat, single zone, but with the inverter modulation and reliability of the Mitsubishi commercial line.
Multi-zone P-Series. A P-Series outdoor unit serving multiple indoor units — typically 2-4 zones — for applications like restaurants with kitchen + dining + bar zones, offices with conference + open + private zones, multi-tenant retail. Each zone independently controlled.
Hybrid configurations. Mix of ducted and ductless indoor units (ceiling cassettes, wall-mount, floor-mount) for buildings where different zones have different architectural requirements.

R-32 Refrigerant in Current P-Series Installations
The Mitsubishi P-Series transitioned to R-32 refrigerant for current generation. Under EPA AIM Act regulations effective January 1, 2025, new commercial and light-commercial mini-split equipment can no longer be manufactured with R-410A. R-32 has a global warming potential of 675, roughly 68 percent lower than R-410A's 2,088, and services cleanly as a single-component refrigerant.
R-32 is classified A2L — mildly flammable — requiring A2L-certified installation. Truficient technicians are A2L-certified for R-32 commercial and residential systems.
For Dallas commercial property managers planning equipment replacements: existing R-410A P-Series equipment continues to operate normally; refrigerant for service is in supply (with gradual price increases over the coming decade). New equipment should specify R-32 (or the alternative R-454B on Bosch commercial-light) for long-term service availability.

Small medical and dental offices. ASHRAE 62.1 ventilation requirements for medical occupancy are higher than typical office. Multi-zone P-Series with dedicated ERV/HRV fresh-air integration meets the ventilation requirement at the equipment level.
Multi-tenant offices (small). Per-tenant zoning with shared outdoor unit infrastructure. Reduces per-tenant equipment cost versus separate split systems.
Adaptive reuse industrial buildings. Design District, Trinity Groves, and other adaptive-reuse corridors where original RTU equipment is being decommissioned. P-Series vs CITY MULTI VRF — When to Step Up
P-Series and CITY MULTI VRF both serve Dallas commercial applications. The dividing line:
Use P-Series when:
- 1-4 zones from a single outdoor unit
- Building total capacity under approximately 60,000 BTU
- Single-mode operation (all zones cooling or all zones heating at once is fine)
- Capital budget benefits from light-commercial pricing
Step up to CITY MULTI VRF when:
- 5+ zones from one outdoor unit array
- Building total capacity exceeds 60,000 BTU
- Heat recovery is needed (different zones simultaneously heating and cooling)
- Building automation system integration is required at deeper level
- Multi-tenant or multi-floor applications with diverse load profiles
For most Dallas small-commercial applications (restaurants, retail, boutique offices), P-Series is sufficient and more cost-effective. CITY MULTI VRF kicks in for larger mixed-use or multi-tenant buildings.
What a P-Series Commercial Engagement Looks Like
Site walk and load assessment. We measure the actual building — square footage, ceiling height, envelope insulation level, window/glazing area, occupancy schedule, equipment loads, ventilation requirement.
Manual J commercial load calculation + Manual D ductwork design (where applicable) + Manual S equipment selection. Engineering-driven design package.
Equipment quote and project scope. Equipment selection follows the load calculation. Quote includes equipment, install labor, ventilation integration scope, electrical scope.
Coordination with other trades. Commercial projects frequently involve roof modifications, electrical service upgrades, structural reinforcement for new equipment. We coordinate with the GC, electrician, structural engineer, and any other trades.
Commissioning. Final commissioning verifies capacity delivery zone-by-zone, ventilation rates per ASHRAE 62.1, control sequence behavior under realistic load.
