Mini Split Leaking Water Inside? Dallas Diagnostic Guide

Why This Is Happening
Mini-split indoor units produce condensate water as part of normal cooling operation. The indoor coil cools the air; humidity in the air condenses on the coil; the water drips into a condensate pan; the pan drains through a condensate line to the outside. When this drainage path fails, water leaks out of the indoor unit into the room.
In Dallas — particularly during humid summer months when the system is removing significant moisture from indoor air — condensate generation can run 1-3 gallons per day per indoor unit. When the drain path is blocked or improperly configured, that water has nowhere to go except into the room.
This is why the leak typically appears suddenly during peak summer cooling season, even on systems that operated fine in spring. Higher outdoor humidity = more condensate = bigger problem when drainage fails.

The Five Most Common Causes
1. Clogged condensate drain line (most common)
Algae, dust, biological growth, or insect debris blocks the condensate drain line. Water backs up in the pan; the pan overflows into the room. This is the cause in 70%+ of "mini-split leaking water" service calls.
Diagnosis: Visual inspection of drain line — check the outdoor termination point for water flow during operation. If no water exits, the line is blocked.
Fix: Drain line clearing — wet/dry vacuum at outdoor termination, or compressed-air flush. Routine cleaning: $150-$250 service call. Prevention: condensate drain treatment every 6-12 months as part of annual HVAC maintenance.
2. Iced-over indoor coil
Indoor coil freezes due to low refrigerant or restricted airflow. When the system shuts off or the ice melts faster than the drain can handle, water overflows.
Diagnosis: Visible ice on the indoor coil. Restricted airflow check (filter, blower wheel, coil contamination). Refrigerant pressure measurement.
Fix: Address the underlying cause:
- Low refrigerant — locate and repair leak, recharge
- Dirty filter — replace
- Dirty indoor coil — professional coil cleaning ($150-$250)
- Blower motor failure — replace

3. Improper condensate drain slope
The condensate drain line must slope downhill from the indoor unit to the outdoor termination — typically 1/4" per foot of horizontal run. If the line was installed without adequate slope, water pools in the line and eventually backs up.
Diagnosis: Visual inspection of drain line routing. Water pooled visibly in the line is the tell.
Fix: Re-route the drain line with proper slope. May require pulling and re-installing the line section, adding intermediate support, or installing a condensate pump if gravity drainage isn't feasible.
4. Failed condensate pump (where applicable)
Some mini-split installations require a condensate pump because gravity drainage isn't possible (basement applications, indoor units mounted below the drain termination point, long horizontal runs). When the pump fails or its float switch sticks, water doesn't get evacuated.
Diagnosis: Listen for pump operation when the system runs. Test the float switch.
Fix: Replace condensate pump ($200-$400 part + service call).
5. Improperly installed indoor unit
Less common but possible — the indoor unit is mounted at a slight tilt away from the drain side, so condensate pools on the wrong side of the pan and drips out of the housing instead of into the drain pan.
Diagnosis: Level check on the indoor unit. The unit should be slightly tilted toward the drain side (typically 1/8" per foot) to ensure all condensate flows toward the drain.
Fix: Re-mount the indoor unit with proper tilt.
What to Do Right Now
If your mini-split is actively leaking water:
1. Turn off the system at the thermostat or controller. This stops more condensate from being generated and minimizes additional damage.
2. Place a towel or container under the leak. Capture water that's already pooled or continues dripping after shutoff.
3. Check the drain line outdoor termination. If water is dripping there during operation, the drain is functioning. If not, the drain is blocked.
4. Check the indoor coil if accessible. Visible ice indicates a refrigerant or airflow issue beyond just drainage.
5. Call for service. Most leaks are straightforward to fix once diagnosed; running the system while it's leaking causes water damage to drywall, flooring, and any contents below.
Prevention
Annual or twice-annual HVAC maintenance prevents most condensate drain failures. Drain line treatment, condensate pan cleaning, filter replacement, and coil inspection during routine maintenance catch the small issues that become "leaking water" emergencies during peak summer.
