    What "Ductless HVAC" Actually Means

    Ductless HVAC is the broad category of heating and cooling systems that use refrigerant lines (rather than ductwork) to distribute conditioned air to indoor zones. The category includes:

    • Mini-splits — outdoor unit + one or more wall-mount, ceiling cassette, floor-mount, or slim-duct concealed indoor units
    • Multi-zone systems — one outdoor unit serving 2-8 indoor zones, each with independent control
    • Concealed slim-duct systems — ductless in the engineering sense (refrigerant-line distribution to a slim air handler), but with short concealed ductwork to multiple supply registers in a single zone
    • VRF / VRV — commercial-scale ductless for buildings with multiple zones (typically 8+)

    The defining feature is that the system uses refrigerant lines instead of ductwork to deliver cooling and heating from the outdoor unit to the indoor space. Each indoor unit has its own coil, blower, and controls — the system can run different zones at different setpoints simultaneously.

    For residential applications, "ductless HVAC" and "mini-split" are typically used interchangeably. For commercial, "ductless HVAC" can refer to either mini-split-class or VRF/VRV-class equipment depending on the building scale.


    Why Ductless Has Become the Default for Many Dallas Applications

    Three factors drive the growth of ductless installation in Dallas residential:

    1. Older housing stock with degraded retrofit ductwork. Dallas has a high share of pre-1960s housing — Oak Cliff, Lakewood, M Streets, Bishop Arts, Junius Heights, Highland Park, Wynnewood — where original construction predates central HVAC. Retrofit ductwork in these homes is now 30-60 years old and degrading. Replacing it requires architectural compromise (chase work, soffits, plaster modification) that most owners reject. Ductless retrofits replace the failing system without disturbing the architecture.

    2. Inverter modulation handles humidity better than single-stage.     Single-zone ductless — one outdoor unit serving one indoor unit. Right specification for a single-room application: a sun-exposed master bedroom, a converted garage office, a back addition that the central system can't reach, an ADU. Capacity range typically 9,000-24,000 BTU.

    Multi-zone ductless — one outdoor unit serving 2 to 8 indoor units. Right specification for whole-home or whole-floor coverage where each room benefits from independent control. Mitsubishi MXZ family covers 3-zone (27,000 BTU) through 8-zone (60,000+ BTU) configurations.

    Concealed slim-duct ductless — Mitsubishi SVZ-KP or P-Series ducted indoor units installed with short ductwork chases. Combines inverter performance with traditional ducted aesthetic. Useful when the home has constrained ceiling clearance for cassettes or when ducted distribution is preferred for design reasons.

    Hybrid configurations — mix of ducted and ductless indoor units serving different parts of the home. Common in custom homes and remodels where some zones suit cassettes and others suit slim-duct concealed.

    R-32 Refrigerant in Current Installations

    Every Mitsubishi mini-split installed today uses R-32 refrigerant. Under EPA AIM Act regulations effective January 1, 2025, new residential mini-split equipment can no longer be manufactured with R-410A. R-32 has a global warming potential of 675 — roughly 68 percent lower than R-410A's 2,088. Bosch's residential lineup uses R-454B (GWP 466), an alternative low-GWP A2L refrigerant. Both refrigerants are EPA-compliant for current installations.


    Typical Installation Process

    Site walk and load assessment. We measure the home, evaluate the existing systems, and run a Manual J load calculation. Right-sizing is the foundation.

    Configuration design. Single-zone, multi-zone, ducted, or hybrid — the configuration follows the home's layout, occupancy patterns, and architectural constraints.

    Equipment quote. Equipment selection follows the load calculation. Quote includes equipment, install labor, and any required electrical scope (typically a dedicated 240V circuit).

    Installation day. Single-zone installations are typically 4-8 hours. Three-to-four-zone whole-home configurations are typically 1.5-2 days. Six-to-eight-zone estate configurations are typically 3-4 days.

    Commissioning and walkthrough. Verify capacity delivery on each zone, confirm condensate drainage, walk through controller operation including any smart-home app integration.
