Why Mini-Splits Have Become the Default Dallas Residential HVAC
Ductless mini-split systems have shifted from "alternative HVAC" to "default HVAC" for a meaningful share of Dallas residential installations over the past decade. The shift is driven by three factors specific to the Dallas housing market:
1. The housing stock favors ductless. Dallas has an unusually high share of pre-1960s housing — Oak Cliff, Lakewood, M Streets, Bishop Arts, Junius Heights, Highland Park, Wynnewood — where original construction predates central HVAC. Retrofit ductwork in these homes is now 30-60 years old and degrading. Replacing it requires architectural compromise (chase work, soffits, plaster modification) that most owners reject. Multi-zone ductless replaces the failing system without disturbing the architecture.
2. Inverter modulation handles Dallas humidity better than single-stage. Dallas indoor humidity is a meaningful concern in 2026 — outdoor dew points have risen across the metro, and aging single-stage equipment short-cycles too quickly to dehumidify properly. 3. R-32 refrigerant is the current standard. Under EPA AIM Act regulations effective January 1, 2025, new residential mini-split equipment can no longer be manufactured with R-410A. R-32 (used by Mitsubishi, Daikin, LG, Samsung WindFree, Hitachi, Gree) and R-454B (used by Bosch) are the current refrigerants. For homeowners installing now, current equipment is on the refrigerant the industry is moving toward.
For a substantial share of Dallas residential applications, mini-split is the right answer. The decisions then are: which configuration, which brand, and which neighborhood-specific considerations apply.
Configuration: Single-Zone vs Multi-Zone vs Ducted
Single-zone mini-split — one outdoor unit serving one indoor unit. The right specification for a single-room application: a sun-exposed master bedroom, a converted garage office, a back addition that the central system can't reach, an ADU. Capacity range typically 9,000-24,000 BTU.
Multi-zone mini-split — one outdoor unit serving 2 to 8 indoor units. The right specification for whole-home or whole-floor coverage where each room benefits from independent control. Mitsubishi MXZ family covers 3-zone (27,000 BTU) through 8-zone (60,000 BTU+) configurations.
Concealed ducted (slim-duct mini-split) — Mitsubishi SVZ-KP or P-Series ducted indoor units installed with short ductwork chases. Combines inverter performance with traditional ducted aesthetic. Useful when the home has constrained ceiling clearance for cassettes or when ducted distribution is preferred for design reasons.

What an Installation Looks Like
Site walk and load assessment. We measure the home, evaluate the existing systems, and run a Manual J load calculation. Right-sizing is the foundation — oversized equipment short-cycles and fails to dehumidify; undersized equipment runs continuously without reaching setpoint. The right size is the calculated load.
Configuration design. Single-zone, multi-zone, ducted, or hybrid — the configuration follows the home's layout, occupancy patterns, and architectural constraints.
Equipment quote. Equipment selection follows the load calculation. Quote includes equipment, install labor, and any required electrical scope (typically a dedicated 240V circuit for the outdoor unit).
Installation day. Single-zone installations are typically 4-8 hours. Three-to-four-zone whole-home configurations are typically 1.5-2 days. Six-to-eight-zone estate configurations are typically 3-4 days. The bulk of the work is line-set routing.
Testing and walkthrough. Before leaving, we confirm heating and cooling performance on each zone, verify condensate drainage, and walk through controller operation including any smart-home app integration (Mitsubishi kumo cloud, LG ThinQ, Samsung SmartThings, etc.).
